Thirroul median house prices reached $1.32 million in the March quarter, a figure that has held steady through the first half of 2026 despite fresh demand from Sydney.
The gap with equivalent Sydney coastal suburbs now sits near 28 per cent, drawing commuters who once dismissed the Illawarra as too far south. Wollongong City Council’s 2025 housing strategy update and the ongoing CBD renewal works have added transport and amenity upgrades that support this shift without inflating local prices to Sydney levels.
Properties along Phillip Street and the lower section of Lawrence Hargrave Drive have recorded eight sales since January, all settled between $1.15 million and $1.48 million. Buyers have also moved on homes near Thirroul Beach and the Thirroul Village retail strip, where foot traffic has risen after the 2024 upgrade of the railway station forecourt. These addresses sit minutes from the beach yet remain inside the price band that still qualifies for standard lending without the top-tier deposit requirements seen further north.
CoreLogic data released in late June showed annual growth in Thirroul at 6.4 per cent, compared with 11.2 per cent in Manly and 9.8 per cent in Newport. The same report recorded 42 properties listed in the suburb on 30 June, with a clearance rate of 78 per cent at auction.
Inspectors are advised to monitor Domain listings for the next four weeks, as two four-bedroom homes on Cliff Road are scheduled for auction on 25 July. Local conveyancers report that pre-approval times have shortened since the Reserve Bank held rates steady in May, giving prepared buyers an edge on the remaining stock.
