At the same time, auction clearance rates in the northern beaches postcode slipped below 55 per cent, the lowest level recorded since March 2023.

Those numbers will shift again if rates fall after the next Reserve Bank meeting on 7 August, but for now the arithmetic favours renting in most Wollongong postcodes.
