Thirroul Gains Price Momentum as Coastal Buyers Target Waterfront Homes
Sydney overflow and limited stock have pushed median prices in this northern Wollongong beach suburb higher through the first half of 2026.
How we reported this

Thirroul recorded a median house price of $1.52 million in the June quarter, a 14 per cent lift from the same period last year, according to CoreLogic data released this week.
The increase reflects continued migration from Sydney’s eastern and inner-west suburbs where auction clearance rates have fallen below 60 per cent in several postcodes. Wollongong’s overall median sits near $860,000, yet coastal pockets such as Thirroul continue to attract buyers willing to pay premiums for direct beach access and rail links to the city.
Local streets and renewal projects drive interest
Properties along Lawrence Hargrave Drive and the elevated blocks off Seafoam Avenue have moved fastest, with several sales above $1.8 million since March. The Wollongong City Council’s Thirroul Village Masterplan, adopted in late 2024, has rezoned sections near the railway station for mixed-use development while protecting the foreshore reserve. At the same time the state government’s Coastal Management Program has funded upgrades to Thirroul Beach access paths and the adjacent rock pool, improving amenity for new residents.
Buyers are also citing proximity to the Illawarra Light Railway Museum site and the recently completed cycle path that connects Thirroul to Fairy Meadow as practical advantages for families.
Market evidence and next steps
Domain’s June suburb report showed only 18 properties listed for sale in Thirroul, down from 31 twelve months earlier, confirming tight supply. Waterfront or near-waterfront homes have accounted for nine of the twelve sales above $1.6 million this calendar year. Local agents report multiple off-market transactions involving Sydney-based purchasers who have pre-approved finance before inspecting.
Prospective buyers should review the latest listings on realestate.com.au and contact local conveyancers familiar with the council’s coastal overlay requirements before making offers. Early inspection of properties within the masterplan boundary remains the most direct route to secure stock ahead of any further price adjustment.
